I have bought properties with tenants in situat auction. The tenants are there and you take them on. In all cases, it has been in the UK. The reason is that if you buy it with a tenant in situand the tenant is not working out, there is something wrong or otherwise, in the UK you have the option through section 20 to start a notice of proceedings, probably similar to Ireland but I have not done it in Ireland.
