On the last question asked by Senator Boyhan about speeding up development on sites, that is not really a matter for us but we have demonstrated that planning can be sped up. This is important given because it has often been argued that developments were not proceeding because the planning process was too slow.

It is a very complex issue and we are talking about very large-scale projects. Areas such as Irish Water, finance and so forth are areas that would have an impact. It is not simply just about getting planning. There are many other complexities.
