Paul McAuliffe: In the context of the two specific sites and the numbers I mentioned, there is very little in there for speculation or developer profit. I do not understand how that comment could relate to the two sites I referenced.

Paul McAuliffe: I suppose they would be similar to any Housing for All sites where properties would be built under the affordable purchase scheme. That is where the land is owned by the State and the process would go to market to see how many units could be built and for what amount. If that comes in at €300,000, the maximum subsidy is €100,000, so the price per unit would be €200,000....

Paul McAuliffe: In Dublin city, the majority of available land is public rather than private. I come back to the point about there being no plans for affordable purchase for people earning €36,000 and €80,000 in Dublin city. Those sites I mentioned, which are being developed by Dublin City Council, would deliver units at earnings of €51,000.

Paul McAuliffe: There are other sites in construction as well. They are in Kildonan and many other sites planned by Dublin City Council that will form public housing on public land. They are all part of Housing for All. The worry is that inflation in construction costs will evaporate the affordability we have built in. I accept Ms Hegarty's point on the €100,000 subsidy and how sustainable it is....

Paul McAuliffe: I am very familiar with the schemes at both O'Devaney Gardens and Oscar Traynor Road, and to be fair, they are from before Housing for All. They were developed by the previous Government and they did not have the €100,000 subsidy or the affordable purchase fund.
