Johnny Guirke: I thank the representatives for the presentation. The ESRI has reduced its forecast for housing completions, from previous commentary, for the present year. It now expects 33,000 completions in 2025 and 37,000 in 2026, but there are considerable downside risks. What are those risks? Are they infrastructure, water, sewerage or tradespeople?
