Joint Oireachtas Committee on Housing, Planning and Local Government
Private Rental Sector: Discussion
Mr. Patrick Davitt:
The suggestion is that this proposal would make landlords go out to the marketplace and throw out tenants. That is incorrect. If I have been nice to tenants of mine for years and charging them a certain amount of rent, when they leave and John comes to take the property off me, why should I give him the same privileges I have given others who have been good tenants of mine for years? I prefer to propose that when tenants leave properties of their own volition and when landlords go to rent the properties out again, they should rent them at a market rate. I do not think it is too much to ask. If the tenant cannot afford to pay that market rent to the landlord who I am speaking about, the tenant will have to go to a new landlord, possibly with a new property, where the tenant will have to pay the rent anyway.
