I might take the question on the new notice periods. I feel they are delaying the inevitable. Supply cannot catch up, when it is needed in such numbers, in such a short period. The maximum notice period is 224 days, as the Deputy noted, and that has been the case since 2015, but the fact the minimum, for a tenancy of under six months, is 90 days is helpful. The shorter period is more applicable to a younger cohort of tenancies. The length of tenancy does not change depending on the tenant's age, but many of those tenancies would apply to a younger cohort who tend to be more agile in being able to find alternative accommodation, and in that way it is helpful.
In any event, I feel it is just delaying the inevitable. Supply is not going to catch up quickly enough to make any tangible difference.
