As I said earlier, the serviced sites fund covers infrastructure costs. What would help, and we are in discussions with the Department and the Minister is willing to look at this as part of the new housing strategy, is if the serviced sites fund could be expanded in order that it would cover the entire cost of the difference between the actual cost of building a house and the affordable price. That would help very much in terms of delivery.

This Bill will also be of assistance in terms of providing clarity and certainty on affordable housing on the side of the local authority and the applicant and will give greater certainty to local authorities. As I mentioned, we also need to acquire land. That will give us greater opportunities to develop more mixed tenure developments.
