The Chairman mentioned rates, so I will take that as an example and mention one of the things we did in 2016. In overall terms, the rates collection level was starting to come back up. That was good but there was quite a variation between the best and the worst. This is a reflection of how we do it generally in that we have an engagement with the sector and say-----
