On the basis of the data at which we have looked, approved housing bodies have slightly lower acquisition costs. Some AHB projects cost less to construct, while some cost slightly more, but there is very little in it. Going back to some of the earlier conversations, we want local authorities to be in the driving seat and make judgments on where and how social housing is to be delivered in their area and to take a lead role in partnering with any AHB which can play a part. We have had quite a few more rural local authorities stating to us that in areas where they did not have land there were builders who had land but did not have access to capital. In many cases, turn-key properties are a vehicle to marry them and actually get activity going in delivering social housing where it is needed. We would be informed about the approach being taken in a local area by the local authority.
