On Deputy Coppinger’s question about costs, we are entirely independent of the housebuilders. If one breaks down the cost of building a unit, the hard cost is pretty much fixed. Our study has shown there is not a great range in the actual cost of building a unit. It leaves one with certain other items which one can review, VAT being one of them. We have stated in seminars previously that there is a concern - one which we share - of developers pocketing the proposed 3% VAT reduction.
