Well, I think ... I think there are a number of developers who have been in the business for a long time with, with, you know, with a lot of experience, with an experienced platform that covered all different disciplines from chartered surveyors, you know, a very strong finance team, asset management expertise, project management expertise. What we seen was that a number of people came into the business ... they weren't necessarily ... they were in other businesses that changed into ... that changed into ... or they suddenly became a property developer overnight. They seemed to be able to get easy lending, which was a surprise to us given the ... given the processes that we've had to go through and so, you know, that, that, I suppose, I think somebody else referred to them as part-time developers.
